Adult-Only Policy (Touring & Glamping)

Our touring park and glamping pods are strictly adults-only (18+), including day visitors to those areas. Families are welcome in our lodges, and supervised children are permitted to use the fishing lakes and tearoom as day visitors.

To help us maintain seasonal opening times for the tearoom and bar, we also rely on support from the local community – without the support of the local families the food and bar service hours would be unsustainable for park residents only.

Evening Bar Use

The bar is predominantly open to residents of the holiday park during the evening and is intended to provide a quiet, relaxed environment for guests.

Children are not generally present in the bar during evening opening hours. On rare occasions, children may be briefly present when accompanying lodge residents or as part of family-run site operations. These instances are limited and do not change the overall adult-focused atmosphere of the bar in the evening.

If you have any questions about bar access or suitability during your stay, please speak to reception in advance.

General Booking Terms (All Stays)

• Provisional bookings (phone/email/post) may be held for up to 7 days (or 24 hours if arrival is within 8 weeks).
• A deposit is required to confirm your booking. If arrival is within 8 weeks, payment is due in full.
• All payments are non-refundable. We strongly recommend holiday cancellation insurance.
• The lead name on the booking is responsible for party behaviour and any damage/breakages.
• Balance payments are due 8 weeks before arrival (if applicable). Unpaid balances may result in cancellation with no refund of monies paid.
• We may end a stay without refund if behaviour is unacceptable or occupancy exceeds what was agreed.
• Personal drones are not permitted on site.
• Force majeure: we cannot accept liability where circumstances beyond our control prevent or affect your stay.

Lodge Booking Terms

• Deposit: £150 (or full payment if arrival is within 8 weeks). Christmas & New Year weekly bookings: £200 deposit.
• Check-in: from 3:00pm | Check-out: by 10:30am
• Please leave your lodge clean and tidy. We reserve the right to apply a charge of up to £50 if left in a poor condition.
• Do not move furniture, bedding, plates or cutlery between lodges.
• Report faults immediately (issues raised at end of stay cannot always be addressed).
• Hot tubs: if a fault compromises use, contact management immediately. Where the issue cannot be repaired promptly, compensation may apply (as per your stated rates). Misuse leading to drain/refill may incur a £50 charge.
• Quiet hours: noise must be kept to a minimum after 10:30pm.
• Non-smoking lodges.
• BBQs/patio furniture: available Mar 1-Oct 31 (fuel not provided). Used at your own risk.
• Vehicles: sign-written vans/commercial vehicles not permitted in lodge residence (park in clubhouse car park).
• Day guests: must check in at reception; park in clubhouse car park; must leave by 10:30pm; maximum day guests based on lodge size.
• Dogs: only permitted in Willow, Sycamore & Maple (max 2). Keep on leads in public areas; do not leave unattended; keep off furniture.

Glamping Pod Booking Terms (Adults Only – 18+)

• Adults-only (18+), including day guests (proof of age may be required).
• Deposit: £80 | full balance due 8 weeks prior
• Check-in: from 2:00pm | Check-out: by 10:00am
• One car per pod; additional cars in overflow car park.
• Non-smoking pods; do not move items between pods.
• Quiet hours: absolute quiet after 11:00pm (breach may lead to removal).
• BBQs/patio furniture Mar 1-Oct 31; fire pits provided (Eye Kettleby Lakes fuel only). Used at your own risk.
• Pods must be left clean and tidy; up to £50 may be charged if left in a poor condition.
• Day guests: park in clubhouse/overflow; must leave by 10:00pm; max 2 day guests per pod.
• Dogs: max 2 (in allocated pods only), on leads in public areas, not unattended, off furniture.

Touring Terms (Adults Only – 18+)

• Adults-only (18+), including day guests (proof of age may be required).
• Deposit: £30 | full balance due 8 weeks prior
• Check-in: from 1:00pm | Check-out: by 12:00pm
• No tents. One car per pitch; additional cars may be charged (clubhouse car park).
• Pitch requests considered but not guaranteed; we may allocate at our discretion.
• Quiet hours: absolute quiet after 11:00pm (breach may lead to removal).
• Open fires banned; BBQs must be raised off the grass.
• No sign-written vans/commercial vehicles.
• Late arrivals: no pitching after 9:00pm (summer) / 7:00pm (winter) unless agreed; late arrival point available.
• Dogs: max 3; on leads; not allowed in shower/toilet blocks; not unattended; no cats.
• Day guests: park in clubhouse car park; must leave before dusk.

Fishing Rules

All fishing at Eye Kettleby Lakes is subject to the site’s current Fishing Rules, which are designed to protect fish welfare, wildlife and the enjoyment of all anglers.

By purchasing a fishing ticket or membership, all anglers confirm that they have read, understood and agree to comply with these rules at all times.

VIP Loyalty Scheme (Touring)

How it works

We total the number of nights stayed in the qualifying 12-month period and assign Bronze/Silver/Gold status for the following season.

Qualifying period (example shown)

Stays between 1 April 2025 and 31 March 2026 count towards the following year’s status. Cards are issued on or before 1 May 2026.

Status levels

• Gold: 60+ nights = 10% off
• Silver: 40–59 nights = 7.5% off
• Bronze: 30–39 nights = 5% off

Key terms

• Discount applies to pitch price only (excludes extras).
• Not valid on long-term discounts, winter offers, or non-list-price bookings.
• Discount can be used for new bookings only and must be processed by phone or at reception.
• Cardholder only; no group bookings; tearoom food/drink only; exclusions apply.
