Adult Only Policy
Eye Kettleby Lakes touring and glamping areas are strictly adult only. Please note, we do allow families to stay in our log cabins and children are permitted to use the fishing lakes on the complex and the tearoom as day visitors.
To enable us to maintain the opening times of the tearoom and bar we rely on the support of the local community, without the support of the local families the food and bar service hours would be unsustainable for park residents only.
The bar area of an evening is predominantly open for residents on the holiday park and offers an excellent tranquil environment for guests to enjoy a quiet drink. It is very rare for children to attend the bar of an evening (other than lodge residents and the owners grandchildren who occasionally run small errands to earn their pocket money).

Eye Kettleby Lakes welcome family bookings for those staying in our lodges and supervised children are permitted to use the fishing lakes and tearoom on the complex. Our touring park and glamping pods are strictly over 18's adult only. (please see our adult only policy)
- Telephone/ Internet/ Email & Postal Bookings will be held provisionally for up to 7 days* until receipt of payment (unless booking for arrival within 8 weeks we will expect confirmation within 24 hours)
- A deposit of £150.00 of the total booking cost should be sent to confirm booking. If booking for arrival within 8 weeks, then payment must be made in full. Christmas and New Year weekly bookings require a deposit of £200.00.
- All payments are non refundable
- When the deposit has been made for your holiday you agree to our contract and all terms included. The name provided throughout the booking will be solely responsible for the behaviour of your party and for any breakages or damages caused during your stay.
- The balance must be paid in full 8 weeks before arrival. Failure to make payment by this date will result in your booking being cancelled and any deposit payments made not refunded. Your final payment is also non-refundable; please take out holiday insurance to cover yourself for any eventuality (as stated below).
- Arrival & Departure:
- Arrival time for lodges is from 3:00 pm (15:00).
- Departure day lodges must be vacant by 10:30 am.
- We request that lodges are left clean and tidy on departure.
- Later arrival please inform reception of your delay.
- We request that your lodge is left as clean and tidy on departure as it was for your arrival. We provide cleaning equipment for this purpose. We reserve the right to issue an additional charge (to the person who made the booking) of up to £50.00 for lodges left in a poor state on departure.
- No furniture, bedding, plates or cutlery are to be moved from or between lodges.
- During your stay if any electrical appliances within the lodge appear faulty or shows any sign of damage, reception must be contacted immediately, contact details are left within the lodge on arrival. Any breakages will be dealt with immediately, where possible and suitable to guest’s requirements. Any faults reported at the end of stay cannot be addressed.
- Where the use of your hot tub is compromised due to electrical or mechanical fault, management must be contacted immediately (emergency contact is available 24-hours through our duty manager). Eye Kettleby Lakes will guarantee a site visit within 2 hours of notification (within suitable hours). If the hot tub is not repairable at time of visit Eye Kettleby Lakes will pay compensation to the guests at the following rate. <6 hrs. After initial inspection - > 24 hrs. = £50.00 or < 24 hrs. – Max 48 hrs. = £100.00.
- Hot tubs, saunas and fishing lakes are provided, but are unsupervised and are therefore used entirely at your own risk.
- We maintain our hot tubs on a daily basis. In the event of inappropriate use resulting in chemical imbalances and the need to drain and refill the hot tub, a charge of £50.00 will be made to the person who made the booking. Guides to the proper use of our hot tubs are available in each of our lodges and are signed next to each tub.
- We expect all guests to be respectful of their adjoining neighbours and noise must be kept to an absolute minimum following 10:30pm (22:30).
- All our lodges are non-smoking.
- BBQ's and patio furniture will be available free of charge from March 1st to October 31st. Please note we do not provide fuel and would request that the BBQ is left as it is found.
- BBQ's are used at your own risk.
- Place all litter/rubbish in the bins provided; please help us with our recycling by separating your waste.
- Eye Kettleby Lakes regret we cannot accept responsibility or pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. Circumstances amounting to force majeure include any event which we could not even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your holiday home. (Which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage (including a period of electricity failure), break-in, criminal damage or any similar event.
- We do not accept sign written vans or commercial vehicles within the lodge residence, these will have to be parked in the main clubhouse car park, for more information please contact reception.
- Day guests are welcome:
- All day guests must check in at reception
- But cars must be parked and left in the clubhouse car park.
- Day guests must leave the site before 10:30 pm (22:30).
- Maximum day guests per lodge (One bed = 2 guests, Two bed = 4 guests Three bed = 6 guests)
- Any guests visiting the site in conjunction with a booking must also be aware of the terms & conditions of that booking.
- Specifically with regard to the number of visitors per lodge, glamping pod or touring pitch.
- Dogs are welcome:
- In Willow, Sycamore & Maple lodges only
- Maximum of 2 dogs/per lodge. (cost as per tariff)
- Dogs must be kept on leads in all public areas.
- We allow well-behaved Quiet dogs in allocated lodges only.
- Please DO NOT allow your pet onto any of the furniture. Any damage caused by them will be chargeable.
- Dogs should not be left unattended at any time.
- Please note:
- Our evening bar and lounge area is open on a seasonal basis. Please ask reception for current dates/times before booking.
- Some amenities may be reduced or curtailed according to the season & weather conditions
- Due to the partnership with the farm game shooting is organised around the site during November - February.
- Our tearoom is closed for the first two weeks of January for annual maintenance & staff holidays. Please ask reception for current dates.

Our booking fee DOES NOT include holiday insurance. We therefore recommend that you take out Holiday Cancellation Insurance to cover you in the event that you have to cancel or terminate your holiday unexpectedly.
We reserve the right to terminate the agreement/booking without refund of money if the behaviour of any guest is considered unacceptable, or if the number of occupants exceeds that stated at the time of booking. ***We reserve the right to amend any of these terms & conditions at any time***

- Proof of ID must be provided for all new customers.
- All booking payments will be due in full 8 weeks prior to arrival; payments can be made by cheque, credit/ debit card over the phone or online at time of booking.
- All payments are non refundable.
- We do not accept cash payments.
- All pods are non-smoking
- No furniture, bedding, plates or cutlery are to be moved from or between pods
- We allow one car per pod. Additional cars must be parked in the overflow car park situated near lake 6.
- The name provided throughout the booking will be solely responsible for the behaviour of your party and for any breakages or damages caused during your stay.
- Occupancy must not exceed the number of people agreed at time of booking.
- During your stay if any electrical appliances within the pods appear faulty or shows any sign of damage, reception must be contacted immediately, contact details are left within the pod. Any breakages will be dealt with immediately, where possible and suitable to guests requirements. Any faults reported at the end of your stay cannot be addressed.
- Please be considerate of other residents and keep noise to a minimum. We do request absolute quiet after 11:00 pm (23:00). (Failure could result in removal from site)
- BBQ's and patio furniture will be available free of charge from March 1st - October 31st. Please note we do not provide fuel and would request that the BBQ is left as it is found
- Fire Pits will be provided. Use of Eye Kettleby Lakes Fuel Only.
- BBQ's & Fire Pits are used at your own risk.
- We request that your pod is left as clean and tidy on departure as it was for your arrival. We reserve the right to issue an additional charge (to the person who made the booking) of up to £50.00 for Pods left in a poor state on departure.
- Glamping pods must be left as they where found, cleaning equipment is provided.
- Place all litter/rubbish in the bins provided; please help us with our recycling by separating your waste.
- Arrival & Departure:
- Arrival time for pods is from 2:00 pm (14:00).
- Departure day pods must be vacant by 10.00 am.
- We request that pods are left clean and tidy on departure.
- Later arrival please inform reception of your delay.
- Dogs are welcome:
- Maximum of 2 dogs/per pod. (cost as per tariff)
- But must be kept on leads in all public areas.
- We allow well-behaved Quiet dogs in allocated pods only.

- We allow one car per pitch. Additional cars are allowed at a small charge to be parked in the main clubhouse car park.
- The name provided throughout the booking will be solely responsible for the behaviour of your party and for any breakages or damages caused during your stay.
- Pitches must not exceed the number of people agreed at time of booking.
- When specific pitches or special requests are asked for we will do our utmost to site you as requested. However, specific pitches cannot be guaranteed and we reserve the right to allocate a pitch at our discretion.
- Please be considerate of other campers and keep noise to a minimum. We do request absolute quiet after 11:00 pm (23:00). (Failure could result in removal from site)
- Place all litter/rubbish in the bins provided; please help us with our recycling by separating your waste.
- Open fires are strictly banned and not permitted anywhere on site. BBQ's must be raised off the grass.
- We do not accept sign written vans or commercial vehicles.
- Arrival & Departure:
- Arrival time for pitches is from 1:00 pm (13:00).
- Departure day pitches must be vacant by 12.00.
- We do not allow anyone to pitch after 9:00 pm (21:00) summertime & 7:00 pm (19:00) wintertime unless by prior arrangement.
- A late arrival point is provided. Please inform reception of your delay.
- Dogs are welcome:
- Maximum of 3 dogs/per pitch. (cost as per tariff)
- But must be kept on leads in all public areas.
- Dogs are not allowed in the shower and toilet blocks.
- Hooks are provided outside each block.
- Dogs should not be left unattended at any time.
- Due to the volume of customers that bring dogs unfortunately we cannot accept cats.
- Day guests are welcome:
- But cars must be parked and left in the clubhouse car park.
- Day guests must leave the site before dusk.
- Any guests visiting the site in conjunction with a booking must also be aware of the terms & conditions of that booking.
- Specifically with regard to the number of visitors per lodge, glamping pod or touring pitch.
- Please note:
- Please be advised that all 1 night stays is not guaranteed to the allocated pitch. If you have any size requirements please let us know.

- All anglers now require a membership to fish on our complex. These can be purchased for £15 per person for 24 months at reception. Residents do not require a fishing membership.
- NO keep nets
- NO Nuts, Blood worm or jokers
- NO Cat or Dog meat
- ALL nets to be disinfected at reception
- ALL day tickets to purchased at reception
- NO fishing or setting up before tickets are purchased
- NO pole fishing on Lake 2 & Parkland Lake
- Children aged 15 and under must be accompanied by an adult (please see our adult only policy)
- Take all litter, discarded line home or place in a litter bin provided
- All anglers must stay within the perimeter of the lakes and car parks
- Strictly no night fishing
- Floating baits may be used, but particular care must be taken not to hook water fowl
- Floating baits NOT to be used on Parkland
- Hemp, boilies and ground bait may be used in moderation to avoid pollution
- No spinning
- Maximum of 2 rods per person
- Tackle must be with drawn from water if unattended
- Litter in the vicinity of the anglers peg is considered your responsibility
- Please be considerate when using buzzers: please turn the sound down as noise travels
- All fish being photographed must be held over an unhooking matt at all times - photographs should be taken kneeling down under no circumstances should you be standing up
- All fish must be returned to the water alive
- Barbless hooks only any barbed hooks including micro barbs are strictly BANNED
- Do not disturb wildlife, please advise a member of staff as soon as possible should any wild life become hurt or injured, hooked or entangled with line
- No swimming
- Please treat fish and anglers with respect
- Dogs must be kept on a lead at all times, please clean up after them

How the VIP loyalty program works; we calculate the number of days you have visited in the selected 12-month period and offer a reward based on total number of days. Next year’s loyalty program will be calculated on number of days stayed between 1st April 2025 – 31st March 2026. Yearly loyalty cards will then be distributed on or before 1st May 2026.
- Gold Status - stayed over 60 nights between 1st April 2025 - 31st March 2026 you’ll receive 10% off
- Silver Status - stayed 40-59 nights between 1st April 2025 - 31st March 2026 you’ll receive 7.5% off
- Bronze Status - stayed 30-39 nights between 1st April 2025 - 31st March 2026 you’ll receive 5% off
Terms and Conditions – subject to change
- Group bookings will not count towards points total. Only 1 point can be allocated per name per calendar date.
- Discount will only apply to pitch price, no additional extras including, extra guests, dogs or WIFI.
- Points will not be collected for any long-term discounts, winter offers or non-list price bookings on our touring site
- Discounts can only be used for new bookings.
- All touring site bookings will need to be completed through the phone or in person at reception so we can process your discount.
- Only the card holder can use the card to receive the discount. No group bookings will be allowed.
- The card can only be used for drinks and food for cardholder and partner, it cannot be used against group meals or rounds of drinks.
- The card can only be used for food and drink in our tearoom.
- The shop, fishing tickets, gas, cigarettes, glamping pods and lodge breaks are excluded from discount
- The card must be presented at the time of purchase.
- We reserve the right to alter or amend the conditions of operation of the scheme at any time without notice.
- We reserve the right to remove benefits, where it is found the cardholder has used the card in breach of these conditions or scheme has been abused.
- Memberships will be reviewed each year on the 31st March and scored as the points system above.
